Landlord PAT Testing
Keep the appliances you supply with a rental property safe and properly recorded, straightforward landlord PAT testing across Derbyshire, the Peak District and South Yorkshire.
Your duty on supplied appliances
If you supply electrical appliances with a rental property, you have a responsibility to keep them in a safe condition. PAT testing is the recognised way to show you have met that duty, which is why agents, inspectors and insurers expect it.
We make it simple: a quick visit, faulty plugs and fuses replaced on site at no extra charge, and a same-day certificate and itemised report for your records. Need the detail of the process? Read how we carry out PAT testing.
Common supplied appliances
Typically fridges, freezers, washing machines, microwaves, kettles, toasters, lamps, portable heaters, vacuum cleaners and extension leads, anything you provide rather than the tenant. We work with private landlords, letting agents, property managers, HMO operators and housing providers, from a single flat to a managed portfolio.
For furnished holiday lets and self-catering accommodation, see our holiday let PAT testing page, different use, same care.
Same-day certificate and report
After every visit you receive a digital certificate and a full itemised report listing each appliance and its result, the documentation an agent or insurer will ask for. Many landlords move to a regular schedule so it is never a last-minute scramble at check-in.
What we find in rental properties
Tested a portfolio of three student HMO properties on Ecclesall Road in Sheffield, averaging 20 appliances per house including white goods and communal vacuums. Found a landlord-supplied vacuum cleaner with a split outer cord jacket, and completed all three properties in three hours.

PAT testing is not named specifically in law, but landlords must keep supplied electrical appliances in a safe condition. PAT testing is the recognised way to demonstrate that.
Which appliances need testing?
Anything you supply with the property, white goods, kettles, microwaves, lamps, heaters and extension leads. Tenants' own appliances are not your responsibility.

Commonly between tenancies or annually, depending on the property and use. We can advise a sensible interval.
Do you cover HMOs and managed portfolios?
Yes. We work with HMO operators, letting agents and property managers across single and multiple properties.
How much does it cost?
Holiday lets start from £50 and typical premises from £125. We provide a free fixed quote before any visit.
Do I get a certificate?
Yes. A same-day digital certificate and full itemised report for your records.
